India’s branded residences market is set for rapid expansion, with the number of completed projects expected to rise from 19 currently to 43 by 2032, according to a Savills report.
New Delhi, October 20 — India’s branded residences market is expected to expand sharply over the next six years, supported by rising wealth, demand for luxury housing and growing interest in homes linked with global hospitality and lifestyle brands.
According to Savills’ “Branded Residences — Asia Pacific 2026” report, India currently has 19 completed branded residential projects, and this number is projected to increase to 43 by 2032.
That represents growth of around 126% over the period.
Branded residences are ultra-luxury homes developed by real estate companies in association with globally recognised hospitality, fashion, design and lifestyle brands.
These projects typically offer residents hotel-style services along with premium wellness, leisure and lifestyle amenities.
Savills said India, Vietnam and Thailand are among the world’s top 10 branded residential markets in terms of future project pipeline.
The report said India is one of the most compelling long-term opportunities globally because of rapid wealth creation, expanding metropolitan populations and growing demand for internationally branded products.
Several developers have already entered the segment, including M3M India, Tribeca Developers, Signature Global, Smartworld Developers, Elan Group, Whiteland Corporation, Gulshan Group and Dalcore.
These companies have tied up with global hotel, fashion and design brands to develop premium residential projects.
Savills India Managing Director, Residential Services, Shveta Jain said the market is moving beyond traditional hospitality-led resort projects towards urban, non-hospitality branded residences.
Demand is increasingly being influenced by factors such as quality, service standards, brand credibility and overall residential experience.
Signature Global Chairman Pradeep Aggarwal said buyers are becoming more selective and are looking beyond just size and location. They increasingly want homes with strong design, identity and trusted branding.
According to Whiteland Corporation founder Navdeep Sardana, branded residences globally can command a 30-40% price premium over comparable unbranded homes.
Delhi-NCR has emerged as a major market for such projects, particularly in Gurugram and Noida.
Recent examples include Signature Global’s tie-up with Tonino Lamborghini, Whiteland Corporation’s Westin Residences, Elan Group’s JW Marriott Residences, Gulshan Group’s Taj-branded residences in Noida and a Trump-branded luxury housing project in Hyderabad by Tribeca Developers and Ira Realty.
Across Asia Pacific, branded residences account for around 23% of completed projects globally, with another 187 projects expected by 2032.
