Realty firm J Estates will invest around ₹400 crore to develop a senior living housing project in Gurugram. The company has partnered with elder-care platform Emoha to provide care, companionship and support services to residents.
New Delhi, November 4 — Realty developer J Estates will invest around ₹400 crore to develop a dedicated senior living residential project in Sohna, Gurugram, as demand for specialised housing for elderly citizens grows in India.
The project, named J 36, is being developed at Sector 36 in Sohna and will be spread across 3.825 acres.
According to the company, the development will comprise 190 residential units, with apartment prices starting at around ₹2.4 crore.
J Estates has also entered into a partnership with Emoha, an elder-care platform, to provide specialised services for residents of the project.
The collaboration aims to combine residential infrastructure with services designed around the changing requirements of senior citizens.
J Estates Managing Director Anil Godara said senior living requires a considered approach to both residential design and the overall experience residents receive over time.
He said the partnership with Emoha is aimed at developing homes that support independence, privacy and comfort, while also allowing residents to plan for changing care requirements.
The project reflects the growing focus of real estate developers on specialised residential formats catering to India’s ageing population.
Unlike conventional housing projects, senior living developments generally focus on creating residential environments that can support the health, safety, social and lifestyle requirements of elderly residents.
Saumyajit Roy, Founder and CEO of Emoha, said families today are looking for more than just well-designed homes for their parents.
They also want assurance that care, companionship and support will remain available as residents’ requirements evolve over the years.
J Estates primarily focuses on the senior living segment, and the Gurugram project represents a significant investment in this specialised residential category.
The ₹400 crore development also highlights the emergence of senior housing as a distinct segment within India’s broader real estate market.
The combination of purpose-designed homes and professional elder-care services could become increasingly important as families look for housing options that provide elderly residents with greater independence while ensuring access to support when required.
